The Land The property is located about 1.3 miles down a paved, dead-end road, about 5 miles west of Junction City, Oregon. The dimensions are about 990’ wide and 1290’ long (29.3 acres). It is zoned for agriculture. The pasture is fenced and cross-fenced along its length with a total of about 5 acres of grazing. The sturdy fencing is 4x4’s in concrete with 2x6 rails. The perimeter is diamond wire fencing for animal safety with top rail. No barbed wire is used for the pasture.
The hay field is about 15 acres. It was planted with an orchard grass & timothy grass mix and produced 33 tons of baled hay this last season. The grass is usually cut around the first of July. Animals love the hay, and finding buyers for the excess has been easy. The fields are not irrigated and hay is fed to the animals when the pasture dries out each year. The fields do not go to the property borders. We put in a roadway around much of the perimeter of the property for easy access and to be able to safely take walks or rides around the property. The graveled driveway to the houses is about 1000’ long flanked by fenced pasture on one side and hay land on the other. It ends with a large cement parking lot at the houses and shop. The barn, fenced arena, round pen, shop, houses, gardens and pond are on about 5 acres in the NW portion of the property. The remaining 4 acres or so are in wooded areas or blackberry areas.

Custom Five-Stall Barn Drive through the 12’ non-slip concrete center aisle with large bay doors at each end to load livestock, horses or hay. A third bay door accesses shavings for stall bedding. One side has room for about 12 tons of hay storage. Five custom 12X12 stalls are on the other side with rubber matted floors over well-drained sand and rock base. Each stall has a full-size sliding door on the inside aisle, and a double dutch door leading to the outer non-slip concrete, covered loafing area. Each also has a smaller inside door for feeding convenience. Three stalls have automatic waterers. The large tack room has a sink area & saddle racks. There is plenty of storage above the tack room. The barn is 60’x60’ including the equipment storage shed on one side and the concrete floored loafing shed on the other side. The pole type barn was constructed for exceptional strength with plywood gussets at all the joints. It has plenty of lighting, natural during the day and electric lights at night. Next to the loafing shed is a corral and an outdoor arena. Also near the barn is a metal round pen with sandy soil.
