The main house is custom built with much care. The exterior walls are built with ICF (insulated concrete forms), creating a wall with over 6 inches of steel reinforced concrete having 2 1/2 inches of rigid insulation on each side. They have high effective R values due to thermal mass and low air infiltration and also provide excellent sound proofing. See www.arxxbuild.com/products/arxx_benefits.php for more information. Exceptional care was given to tie everything together to give it superior earthquake and high wind resistance. The roof is surfaced with 50 year, high wind resistant metal shingles that look like tiles and the exterior walls are covered with hardi planks that look like wood, but are 90% concrete. Very little of the exposed exterior can catch fire. Ramps provide handicapped access to both houses. Skylights and solar tubes bring natural light into the interior. Most of the interior walls are over six inches thick using special construction techniques to deaden sound.

The floors are radiant heated with tubing carrying heated water to different zones as needed. The tubes are within poured gyp-crete to increase conductivity. The water is heated using an exterior wood-burning furnace. Propane is used for the cook stove/ovens, the BBQ, the 73 gal. water heater, the bedroom/bath fireplace and to light the great room wood fireplace. Solar panels supplement the water heater. Electricity & phone lines are underground. Television and high speed internet need satellite dishes. The well produces over 75 gal./min. The well house has a separate power source so that water will still flow if the house power is shut down. There is a fire hose attachment on our main line for fire fighting purposes. There are five pressure tanks in the system to maintain good pressure throughout.

This property is well within the lush, fertile Willamette Valley of Oregon. It is 5 miles (6 by road) directly west of Junction City www.citytowninfo.com/places/oregon/junction-city). Farming in the vicinity is grass growing for seed, pasture or hay, Christmas trees, vineyards and a variety of cultivated crops. The area is known for its several quality wineries and wine-tasting tours are great fun for many. The property is in the Junction City School District and a bus will pick up kids at the end of the driveway. It is a 15 mile drive to the Eugene Airport and 22 miles to downtown Eugene. The diverse cultural opportunities in Eugene are absolutely great. The University of Oregon is in Eugene and Oregon State University is in Corvallis, 26 miles the other direction. Recreation abounds in the area. Diamond Woods, a quality golf course (www.diamondwoods.com), is only 5 miles from the property, with several other courses available in the area. A 10 mile drive will bring you to a lake with boating, swimming, water skiing, sailing and fishing. The Oregon Horse Center, a regional facility, (www.oregonhorsecenter.com) is just 13 miles away. It is a beautiful 60 mile drive to the Pacific Ocean for sand dune adventures, tide pool exploring, ocean fishing or many other ocean/beach related activities. The closest snow skiing is at Willamette Pass, only 90 miles away. Thousands of acres of national forests, parks, several rivers and lakes provide many choices for outdoor activities within easy driving distances.

View of Pond after a Snowfall The area averages about 51 inches of rain each year, much of it falling from October through April. Winter lows average 34°, with highs averaging 48°. Summer highs average 79°, and lows average 50°. We guess that about 20 nights are below freezing in the winter and around 10 days are above 90° in the summer. It usually snows a couple times in the valley but not very much. Fall is beautiful with many deciduous tree leaves turning different colors. It starts feeling like spring as early as February or March, but for garden planting it seems best to wait until May.
